A loss draft department is the mortgage-servicing unit that handles jointly payable property-insurance checks and releases repair funds.

A loss draft department is the mortgage servicer’s team or process for handling property-insurance claim checks that include the mortgage company and for releasing structural-repair funds.

Why It Matters

The loss draft department matters because ordinary payment-service representatives may not control insurance-claim funds. A borrower who reaches the correct unit can get the specific endorsement, document, inspection, and disbursement instructions for the claim.

The department’s role is not to decide whether the insurer covered the loss. The insurance carrier makes the claim decision under the policy. The servicing unit handles the mortgage company’s interest after proceeds are issued and helps determine how structural-repair money moves through the mortgage account process.

That boundary also applies to depreciation. The insurer determines whether withheld depreciation is recoverable under the policy and whether repair documentation supports another claim payment. The loss draft department handles the resulting check if the mortgage company is a payee; it does not convert nonrecoverable depreciation into covered proceeds.

Names vary by servicer. A company may call the unit “loss drafts,” “property claims,” “insurance claims,” or another similar label. The function is more important than the exact department name.

Where It Appears in the Borrower Process

Borrowers usually encounter the loss draft department after receiving an Insurance Loss Draft or learning that a claim check will name the mortgage company.

The unit may request the insurer’s estimate, contractor bid, signed check, claim number, proof of repairs, lien waivers, or other documents appropriate to the claim. For monitored repairs, it may establish an Insurance Repair Escrow, schedule an Insured-Loss Repair Inspection, and approve each Repair Draw.

Practical Example

A homeowner receives a jointly payable fire-claim check and calls the regular mortgage-payment number. The representative transfers the borrower to the loss draft department, which provides a claim packet and explains the documents needed for the first repair-fund release. When the insurer later issues recoverable depreciation, the borrower sends that new check to the same department for processing.

How It Differs From Nearby Terms

The loss draft department differs from the Mortgage Servicer because the servicer is the company managing the entire loan account, while the loss draft department is one specialized function within or acting for that company.

It differs from the insurance adjuster because the adjuster evaluates damage and the insurer’s claim payment. The loss draft department manages the mortgage-side handling of proceeds after or around that payment.

It also differs from an Insurance Repair Escrow. The department administers the process; the escrow is the account or arrangement holding unreleased repair funds.
