Other Costs is the mortgage disclosure category for government charges, prepaids, initial escrow funding, and transaction items outside Loan Costs.
Other Costs is the Loan Estimate and Closing Disclosure category for government charges, prepaids, initial escrow funding, and transaction items that are not classified as Loan Costs.
Other Costs can be a large part of Cash to Close even though many items are not lender fees. Property taxes come from government assessments, insurance premiums come from the selected insurer, and prepaid interest depends partly on the disbursement date.
This matters when comparing lenders. A lower tax or insurance estimate does not make one lender’s loan cheaper if the underlying property obligation will ultimately be the same. Borrowers should compare lender-controlled charges separately and verify that taxes, insurance, and escrow estimates are realistic.
The capitalized disclosure category also differs from the smaller Other subsection inside it. Other Costs is the total of Sections E through H; Section H is only one component for items such as optional owner’s title insurance or known contract-related charges.
Borrowers first see estimated Other Costs on page 2 of the Loan Estimate. The Closing Disclosure then assigns final amounts among the borrower-paid, seller-paid, and paid-by-others columns.
Changes are not automatically errors. The final insurance premium, tax due date, Closing Date, or escrow schedule may differ from what the lender knew when preparing the estimate. The borrower should still ask for the calculation behind every material change.
| Section | What it contains | Borrower check |
|---|---|---|
| E. Taxes and Other Government Fees | Recording charges, transfer taxes, and similar government amounts | Confirm payer allocation and local amount |
| F. Prepaids | Advance interest, insurance, taxes, or mortgage-insurance amounts | Check dates, daily interest, and coverage periods |
| G. Initial Escrow Payment at Closing | Starting deposits for escrowed property costs | Compare months collected with the escrow schedule |
| H. Other | Known transaction items not placed above | Confirm the service, provider, and whether it was chosen or contract-required |
The Total Other Costs line adds these sections. Lender Credits are shown separately when Total Closing Costs is calculated.
| Term | Borrower-facing distinction |
|---|---|
| Other Costs | Total disclosure category covering Sections E through H |
| Loan Costs | Disclosure section for charges tied more directly to getting the mortgage |
| Prepaid Items | Advance collections for costs that apply after closing begins |
| Initial Escrow Deposit | Money collected at closing to start the escrow account |
| Aggregate Adjustment | Escrow setup adjustment that can reduce the initial escrow collection |
| Transfer Tax | Government charge that may apply when ownership transfers |
| Recording Fee | Charge for filing documents in the public record |
A Loan Estimate shows $8,100 of Other Costs: $1,200 of government fees, $2,700 of prepaids, $3,600 of initial escrow deposits, and $600 of other items. The Closing Disclosure increases the total to $8,450 because the selected insurance policy costs $250 more and the closing date creates $100 more prepaid interest.
The buyer asks about those two inputs rather than assuming the lender raised its origination charges.
Other Costs differ from Closing Costs because closing costs combine Loan Costs and Other Costs, then account for lender credits.
They differ from Other because Other is only Section H. A charge shown there is one line inside the broader Other Costs category.
They also differ from Cash to Close because cash to close is the final amount the borrower must bring after down payment, credits, deposits, and all cost sections are combined.
